House Purchase Survey Report

This is our ‘middle-ground’ survey. It takes features from the Full Building Survey, but condenses them down into a more manageable report at a cheaper price. It has proved the most suitable for property buyers and has in turn become our most popular service.

This report should not be seen as one that sacrifices on quality though. It simply addresses what you need to know, providing all the information required to make a calculated and informed decision ahead of an investment. Like the HomeBuyer’s Survey, it reports on all maintenance requirements, the aspects directly affecting the value of the building and brings to the fore the issues that may affect day-to-day life.

The House Purchase Survey covers all the areas included in the Full Building Survey, (movement, ventilation, damp, timber joinery etc.), but just doesn’t go into quite as much detail. This is a more cost-effective option, but one that still remains suitable for all sizes of properties, commercial or residential.

RICS Full Building Survey

This is the most extensive service offered by a Chartered Surveyor registered with the Royal Institution of Chartered Surveyors. A bespoke report includes a thorough assessment of specific issues, whilst providing guidance on how to deal with each defect in turn and the likely cost of each remedy. The inspection and report of your property will be comprehensively tailored to your requirements to make it as useful as possible.

The Full Building Survey is very flexible to a specific client’s needs. It makes special allowances for structural inspections and drainage evaluations and also has the ability to include detailed comment on individual defects and other costings if needed.

The Full Building Survey can only be carried out by an independent Chartered Surveyor as it requires specific knowledge in locating and predicting structural issues of all kinds. This level of service, often unobtainable at a general practice, is what could save you thousands on future maintenance work and civil action.

On a tight budget or timescale?

If you have allocated yourself a tight budget or have to complete your investment quickly, we have a Verbal Acquisition Advice service from our Chartered Surveyor Richard that would suit your needs perfectly. Richard still attends the site and conducts the investigations he would for a written building survey as normal, but instead of producing a full report, simply gets back to you directly that day – by telephone or face-to-face.
